What is an SMSF?
An SMSF is a private super fund that you manage yourself. It can have up to six members, and all members are either trustees or directors of a corporate trustee. You control how your super is invested and managed.
Can I buy property through my SMSF?
Yes – including residential or commercial property. However:
The property must be for investment only (not lived in or used by you or family).
All purchases must follow strict SMSF rules.
Borrowing is possible, but only through special arrangements called LRBAs.
Can my SMSF buy a modular or relocatable home?
Yes – as long as:
The home is legally classified as real property (i.e. fixed to land).
It is used purely for investment purposes.
It complies with ATO and super laws.
Note: You can’t use or rent the home personally.
How much money do I need to start an SMSF?
There’s no official minimum, but most experts recommend at least $200,000 to make it cost-effective. Costs include setup, annual accounting, auditing, and compliance.
Who manages the SMSF and what are my responsibilities?
You do – along with any other members. You must:
Follow super laws and lodge annual reports.
Keep proper records and accounts.
Make sure investments follow your SMSF strategy.
Do I need help to set up and manage an SMSF?
Yes – it’s strongly advised. You’ll need:
An accountant or SMSF admin service for setup and reporting,
An independent auditor each year,
A financial adviser for investment and compliance guidance.
